Often, the affordability question helps determine these answers. In most cases, your first step to buying a home is to meet with a mortgage professional who can determine an affordable price for your next home — unless you’re planning on a cash transaction. We’ll review the taxes, maintenance fees, upkeep and insurance costs for your new home, and determine what you can expect to pay each month.
With all this information in hand, we’ll begin the process of looking for your new home. The Internet can be very helpful in helping rule out certain scenarios during this process. Of course, the best way to get a feel for the areas and neighborhoods you’re considering is to personally visit them.
Homes are not always listed realistically for the market they’re in. Once I understand your objective, I will do my homework and look at pricing of potential homes. I will determine the motivation of the seller, and look at what similar homes have recently sold for. This gives me a picture of a fair and reasonable price for a property. Just like with selling a home, the real work of a good, seasoned agent happens after the offer is placed on the property; negotiating the sale and finalizing the purchase agreement and closing date.
It’s also important to determine the areas of concern in a home inspection. Many times there are issues that will need to be negotiated regarding repairs or credits on the inspection report. I will work to negotiate these items with the seller. In addition, I will work with the title company and the bank and their appraisal people to ensure the proper paperwork is supplied in a timely manner to all parties.
When necessary, I put you in touch with the Homeowners Association and club membership personnel, so you understand the community and obligations before you move into your new home.
